That's also why I am thinking mobile home. The upper soil may be compacted but I would think it would have a tendency to shift. Therefore no brick houses. 

Do you already own this or just thinking about it?

For some reason I can't do the @ on my cell phone. Here's a thought. Can you ask the original testing company for more info. Sometimes you can get that for free if you ask right. Another thing you can try is post that to an engineer forum and they can help you out. Try eng-tips on Google and see what you come up with.

This is in no way a solution because I am not an engineer. I have been around them all my life and have dealt with similar issues on the job though. 

I would guess it would have to be a mobile home. There is the lateral sliding value to consider. If your house can resist a 1/2" slide it makes for different formula. You should maybe ask an engineer if anything should be done there.

The key to the MEP's is to let them know that you are not a one off customer. You will likely need their services later down the road not only as subs but once you buy and hold you will need them for maintenance too. These trades can end up being your most loyal tradesmen when you reach that mutual understanding.

Good job all in all. Being on the construction side so far I would say that you probably did pay too much. Handy men usually charge like a service charge. Find an actual contractor and that will help. PM me if you do work in Galveston county or Winnie. I know a few down that way if you need some. If the job is big enough then Beaumont is not that far either.

I haven't bought my first yet but I used to work with a very large investor. With him the expense was figured in the price of rent.

it's been a while since I worked that region but I'll give it a go. Do the tie rods bolt from the top plate down to the slab or just hold down the bottom plate? 

Wood frame houses are very strong if they are built right.

It's always a good idea to have that knowledge in this business. The problem with books is that some are outdated. I would recommend two magazine's. The journal of light construction and fine home building. Both have forums that you can refer to of you need something on the fly.
