Was this 3 months after the rent ready renovation was completed? If after 30 days of a rent ready renovation being completed you still have no hits you need to make some adjustments. Typically a price drop or an improvement to the unit (or both) will get the trick done.
I'm going to second this. Time of year, conditions of the unit, and price are going to matter a lot. Most of my vacancies have not taken too long for my PM to fill, but I did have one that was extraordinarily longer than the average. It was a combination of factors. 1.) It went vacant at the start of winter, when nobody in Ohio wants to move. 2.) Being in winter, when nobody wants to move, the price needed an adjustment down to account for that. 3.) When the unit was fixed up, the carpet was cleaned instead of being replaced. It was borderline, and the wrong call was initially made to clean and keep the previous carpet instead of replacing.
After a few months of WTF is this still vacant? We made adjustments, replaced the carpet in a hurry, dropped the price $50/mo, and it got filled that month. Naturally the months of vacancy destroyed the profitability for the year but it was an important lesson which will be carried forward on our plan for future vacancies.

Even if they push hard, if there's a choice, and the price difference for 2 years between the two is something like $399 vs. $1440, it's an easy choice.
If I can get the secret wholesale price it's only twice as expensive instead of four times as expensive... which still seems expensive for what I'd use it for. I'm entering like 10 entries per month into the register. So with their pricing that's $3-$6 for each transaction I log.

I literally am in the middle of switching to QuickBooks. I purchased the desktop version when all the reviews I read said "desktop better than online" then my accountant says they like online better. But of course, the price for online is outrageous. More than twice the cost of desktop and you have to pay it every year. So I'm sticking with desktop.

I lived in the Dallas area. I won't dump on TX too much, it was a good place to live while we were there (13 years) but I was glad to leave and go back to the mid west. If you are just looking at relocating, I'd make sure to visit some during July/August (aka now-ish) to make sure the weather works for you. After several years of hating life during the summer, the year we had like 100 days of 100+ degree heat and I had a pregnant wife was the year that it was a bit too far for our family.

I am very familiar with them. (More in the brokerage sense than the PM aspects) Used them to buy our house when we moved (back) to Ohio from Texas, and I went to HS with one of the owners. Good people.
