As Steve mentioned, DOM plays a role. If you are in my market, where median DOM last month was 2, then any small to medium 3/2 SFR hanging out there 30+ days has probably been overpriced and might be worth a look. The question, of course, is whether or not the sellers are willing to come back down to earth yet. I'll also scan previous listings to see if I can get a general picture of how the property has been used, if there have been updates, additions, etc. I prefer to look at comps and market activity in the vicinity before deciding to make a trip to view the property. Your question was about history, but I find that the present condition of the property and neighborhood, and the general trend of the area, provide the most important info for your purchase decision.

It's a good market - I see deals both on the MLS and, of course, off market. That's not to say it's not work to find them, but my clients have had success getting the kinds of properties they were looking for and at reasonable prices.

Hi @Waylen Herdman, I wouldn't rule out middle TN just yet - if your girlfriend would reconsider.  It might take some digging, but you can find a place to house hack.  If you like this area and know you'd be happy to stay here, why not find a way to make that happen?  It's not like there are many other places in the country where your job opportunities and real estate opportunities would be much better.

Hi @Jeff Cave, the Exclusive Buyer's rep agreement wouldn't restrict you from acting on any property.  It does mean that your exclusive agent would have a claim on any transaction fitting the description of the types of properties you have enlisted him to search for, no matter how they were sourced.  You may include in the Exclusive Representation agreement a clause that excludes specific properties, or write it to only include specific properties.  There is a line for exempted properties and a box for special stipulations in the TAR forms.

Hey @Travis Tannahill, have you been able to get inside and see its condition for yourself?  Pictures cannot tell the whole story.  There's a reason it hasn't sold yet.  Find a local Realtor who knows the house, or knows the investment RE market in your area, and see if you can find out more about it.  They can also get you real comps.  Sorry, Craigslist won't do.  

As for your side note - I don't have personal experience with that, but I think its a valid concern, especially in larger markets or areas with many BP members.  You probably aren't the only one who knows about it, but there's still no reason to broadcast identifying details.

@Michael Hooper That's the way to do it!  Unfortunately, you can't always get cooperation from tenants, but you really handled that situation.  No shock about the over asking price offers in this area.

Our real estate market is so hot (Nashville, Murfreesboro, Middle Tennessee) that many occupied rentals are going on the market with the condition that buyers don't get to see the interior until it's under contract.  That may seem extreme, but it works in this market at this time.  It certainly reduces the number of showings to the truly motivated buyers.  I wouldn't recommend that if you can find a better solution, though, unless you are targeting investors.

Another thing you could try is limiting showings to one day a week, and assure her that there will be an agent present with each buyer.  That would mean no "open" house, but the tenants worries aren't unreasonable.  In addition to meeting their lease requirements, you want to keep them happy and content that their current home is still a secure place to live.

Hey @Richard White, it is always frustrating to lose out on a deal.  Are you using (or are you) an agent, or approaching them yourself as the investor?
