That definitely sounds like a possibility. I think I am going to go another way with another tenant, I  just started thinking about that as I would hate to go through that extra work with my atty on placing a line against them and maybe stI'll never get tge money owed. I am sure my atty would enjoy the extra money for that work though :)

Tenants are looking to move in and are slightly sketchy with their past but have rock solid parents willing to cosign for them. The parents however are retired and receive social security and a pension of around 3 grand a month w 800 scores and no mortgage as their house is paid off.  If the renter ie their son/daughter n law defunct on the rent am I able to go after their social security check and pension or is that untouchable????

Sounds great good luck it's an interesting journey with all the highs and lows one might expect, maybe more so early in. Personally I would recommend single family homes. Sfh are nice because they are generally easier to sell from my experience, generally easier to rent and retain, you don't have to worry as much about tenant to tenant problems(maybe tenant to neighbor) amongst other positives.. I'm sure there are positives too for multi like tenants located close by and double rents (but also means doubless maintenance). I prefer to get higher rent for Sfh(compared to one unit in a multi) than higher total rent in multi..

State Farm has been awesome for my portfolio as well as personal... They saved me alot of money from American Family. There were cheaper than everyone else that I tried and are a pleasure to do business with. I do not require renters insurance

Post: Evictable after 3 late rent payments?

As my atty said it's better to evict the first time they are late as if you accept mo ey late now uou are setting a precedent and to the judge (if he is a tenant pro judge) sometimes they may say we'll why isn't late payment good this month if it was good the last 3. To me that's BS because we'll it's my place my home and the tenant is under contract to pay by said date whether or not he paid on time the previous month the contract clearly says each month it's due on the first.  My judge ml won't enforce or make them pay late fees either which is crap.  I hate how some judges think they can tell you what you have to do with YOUR rental aka home when they have no skin in the game and you have done your job and many times beyond what your job is....

I usually wait. It would be great having a tenant locked in already buy it's definitely awkward for me, the soon to be former tenant and maybe even the soon to be tenant. But hey you have the right and it's your home which is soon to be vacant. Everyday it's empty is a day you are not making money, and since that's the whole point of work how much do you want to give away instead of the hassle. I wait but that may change dependent on sceneries and or variables

I will never do that. I am not going to reward others for mistreating my places or I. No sob stories, if they miss rent, evict. Don't wait and we all have learned our fair share of lessons for letting ourselves feel for their situations and or lies....

 You DO realize how bad this makes you sound, don't you?...

 Business is business. This equates to $25k over 25 years. Its your house and your strategy so it depends on how you want to gamble, renew lease start over etc.  For me I'd ride the pony til it died so to speak but the whole reason to rent is gains not charity, so if you want to gain then do what is necessary to gain.... If you have 4 rentals like this you just increased 100k over 25 years...... etc.... Tenants shouldn't expect you to come and make them breakfast, pick up their clothes, drive them to work etc., so why or how can anyone say you sound bad for expecting/wishing/wanting/yearning to make what the house should be bringing in...???

anything a tenant complains about when they are past due on rent is stupid in my book....
