Just wanted to
Share what we are doing with our kids. We have 4 little chitlens ( ages 5,8,9,13) and we are always trying to teach them about money.
Monopoly and cashflow for kids are the games we play around here.
So when we flipped a house, the kids work and when we sell they get paid $100 for their sweat. But I started thinking, " all we are doing is training them to think like and employee. Work hard and get paid." They can learn that in school ( study hard, get good grades,so you can get a good job, make money) BUT we want to teach them what the schools will never teach them, how to think like an investor and a business owner and make a return. My 9 year old daughter is always asking me how she can make money. I finally told her to start a business. She said " doing what?" I said, your good at cleaning, start a cleaning business" So she did. She picked up a job organizing and cleaning my wife's walk-in closet. She hired her 2 brothers to do the work and would still make a profit. The 8 year old brother quit and the 5 year old brother went on strike! (Dang kid unions) she complained to me and I replied "welcome To my world!!"
Now for the transition
My kids are great savers. So I had an idea to motivate them to work, save and invest.
I called a family meeting and the wife and I explained to them that they were no longer just labor workers on our flips. ( not that we work them like slaves or anything) but they were now going to be partners in the family business. So from now on, whatever they want to invest towards the purchase price of a home will give them a percent of the profit
Example : my 9 year old has $500 saved up from working, good grades, birthdays etc. in her saving account.
Investing $500 on a 81k flip gives her a .006% interest In the profit. When we sell for 160k (50k profit) she will get her $500 back plus $300 in profit. Now she has $800 for the next house!
And she didn't lift a finger. Now this has motivated the kids to help because they want to maximize the houses profit. And do more work around the house and for grandma etc so they have more money to invest. Nobody asks for video games anymore. That takes away from their investing stash! They are thinking like investors and not just employees getting a check for helping on the house. And we make flipping a family event, not just something mom and dad do where they spend all their time at lowes!!!
This is what we are doing and I know their friends aren't investing at 13 years old in rehab jobs. But I believe as investing parents we have an obligation to our kids to teach them what the schools are giving them. Financial education. I want my kids to see money and the world differently that I did growing up.

Does anyone have a simple excel program that I can track spending and reciepts while I am rehabbing? Something that adds everything for you ? I would really appreciate it. Please send to [REMOVED]

Wow! It would be really cool to work with you. At this time we are just flipping, so apart from my business interests, personally I have no property free and clear. ( unless you want one of my 4 kids as collateral , lol)
Since my original post, I was able to increase an unsecured simple interest line of credit by 10k at my bank with one phone call. So it worked out.
But through this, I am learning what investors need and how to organize my money requests, thanks to your advice.
Your book just came in the mail yesterday and I look forward to reading it!

Sorry, i was trying not to be too wordy. lol Great to know thanks guys! Thanks for the helpful critique.
Here are some more details.
The house is owned by a lady who has been separated from her husband for several years and wants just 75k for the house. She is not marketing the house and was farmed from a CL ad! My wife happens to know her son through school.
She only needs 10k now. She has a good job and is not behind or anything like that, just wants to move out of the house, she owes about 35k on her mortgage.
It's a 2100 sq 3/2 ft house with big backyard and garage in a very desirable neighborhood in our market. We have 2 other flips about to start on adjoining streets and a third soon to come about a block away. This is our bread and butter neighborhood. We are not in a slow market.
I am wanting to make her an offer tomorrow hoping to either get her to owner finance with some cash down or take her mortgage with a subject to. She seems very flexible and not in any hurry to be paid off.
I am anticipating about 40k ( which i will fund) in remodel which includes a new roof, two new bathrooms, but the floor plan is fine so its mostly cosmetic after that and I will have it inspected if we can get a deal on the table.
The house ARV should be around $ 85-90 square ft $(178,500)
Since I just asking for the investment of 10k to secure the deal, my goal is to get your principal and interest to you even before the flip is done( within 3 months ) ( the flip will take about 4 or 5 months because we will have to wait to start on it after we are done with another project) I have done similar deals like this but with people i know , so a promissory note and a handshake always did the deal. I am open to how to structure this
So as to make you feel comfortable. I would be willing to provide phone numbers of prominent business people ( top brokers) for character references on our part etc since I am a business figure in our community and believe I have a great reputation. Let me know if I'm missing anything!
