@alicia jones Hi I am an investor from Louisiana. I specialize in flips and rehab. I am also a licensed contractor. I am in search of a hard money lender for Louisiana for a property we are purchasing. Could you help with this?

I believe that having a good banking relationship is something that makes the process a whole lot easier. If you don't have any relationships already, I would take some time interviewing loan officers. Remember, don't be intimidated by these guys, just find the one that is excited about working with you. I always have better luck with smaller hometown banks. I ask for interest only financing with 10% down. When you feel comfortable with a couple of them, go find that deal, put it on paper (nothing too extensive if your flipping) with your conservative numbers and bring it to them. You want to show them you did your homework. If your having a problem finding an aggressive bank, find a mortgage broker in your area and ask them, who are the hungry growing banks in town. They will know.
Having said all this, if you do get a deal first, and don't have money lined up, nothing will motivate you to find it like potentially losing your deal because you couldn't find money, lol. Hey if it was easy, everyone would be doing it. I haven't used hard money yet, so I can't really speak to that.

J Scott Wayne Brooks Brooks Ned Carey thanks for the advice! I do agree. Jesse Rivera it's just so easy and tempting in ours market to sell because there is a big demand for property so things aren't sitting long on the market!
Bryan H. Jennifer Handlin how do you go about doing a flat listing fee. Is it a service on the web, or do you just have to hunt for an agent that will do it?

The last house I sold Was without an agent. It was only 1 minute from my house so it wasnt a pain and didn't take long to sell. I had several agents who called me for a one time listing. I offered them 2%, because there was not a lot in our area in that price range. ( $129k)
I am all for using an agent though, but my wife is not convinced. I have told her that she can show the houses this go round and well see how that pans out.

Cassandra Faraci I was listening to the latest episodes but finally just decided to start at the beginning. I was on episode 3 when I went to bed last night and woke up at 5am on episode 7. Lol learning by osmosis! But I do need to start jogging again. I'm about to start a double flip so my exercise regimen and diet always suffers. But the wife's been jogging.
