My mother in law is interested in using the money in her IRA to invest in RE. She asked me about a self directed IRA.

I just left a meeting with a prospective seller who answered my ad on Craigslist. I am wondering what is the best way to put this deal together. Please help.
Here is the situation:
Lady is separated from husband for 7 years and her son is trying to get her I move on and sell the house. She is embarrassed by the shape of her home, pretty wretched. So after doing some questioning this is what I found her needs to be.
She is asking 75k but will take 65k cash. She wants 10k now. She owes 35k on her current mortgage.
The ARV on this 2100 sq ft house is 175k.
She is in no real hurry to move.
I can give her 10% of her aking price and do a rehab on it a little later when I'm done with my other 2.

@tam tamm I'm sure Prop bros is probably staged too. The time it takes to film and the set up to do it all means it has to be carefully scripted.
@gary bailey I know! I was a big fan of lizard lick towing until one day I was like " this is too crazy, it can't be real! Did they really just drive off from that old Mobile home with some guys repo who's shooting at them with a pump action 12 gauge and did they really just LEAVE the camera man behind who didn't even get shot at!! "

Hi,
anyone from Louisiana have any luck finding hard money lenders? I went to the hard money site on BP and found the company listed for LA (pinnacle). I called and the guy sounded annoyed that I was calling. (Maybe because I called the Friday after the 4th of July)
Just trying to see if there is anyone else who has any luck or has any options?

Getting ready to make a business card for my real estate business. Something I can hand to the gal at the grocery store and also to a prospective seller. I don't want to put the same old "we buy houses" but If that's what works, then thats what's works. We are rehabbers and want the card to be a 2 sided card. one side for "sell" and the other side for the "buy".
Any ideas/suggestions on what YOU would put on it?
I'm all ears!! :)
