Thanks for your reply Jon..just wondering what i would say if a seller came at me with that..why they should accept my cash offer over someone who is offering them a little more but through financing.

Why would a seller rather take a cash offer for their home vs someone whose getting it financed? I tried searching for my answer but couldnt find one...dont they get paid the same? is cash just quicker or something? If there is an old post that i missed over this topic please feel free to point me to it as well.

is it better to have a professional vibrant looking website or a plain and basic looking site when trying to attract sellers/buyers for your wholesaling business? since alot of people prefer handwritten bandit signs over pro printed ones im thinking this goes the same for your site? if anyone has any opinions ....thanks.

If you have an out of town seller how do you usually go about getting access to the property and showing it to your buyers? Do they usually travel to show you the house? and if they cant/wont travel..do they mail a copy of the key? If you have done some deals with out of town owners please let me know how you went about getting access and showing the property. Thank you.

Whats up guys .. has anyone purchased Andrew Massaros Quick Flips & Fast Cash ebook? Ive read some reviews on Eric Medemars course but I cant seem to find anything about Andrews. I plan on purchasing 1 of the 2 today or tomorrow but I would really like to get some feedback about Andrews material. If anyone has read it please let me know what you thought about it....Thanks.

Ive read alot about people using craigslist to list properties to try and build a buyers list and to find possible deals and so i went on there to look at the real estate for sale in my area ..didnt see anything interesting so i started browsing around the for rent section because I am moving and I need a place to stay and i got to thinking..maybe i could use this section to build my buyers list as well by contacting property owners who are renting to see if they are looking for more properties...my question is has anyone ever done this? im assuming it works just about the same as driving around calling 'for rent' signs right? or no?

I totally agree with you Jeff...I havent exactly bought any courses but i have purchased some e-books on wholesaling and read alot and every teacher has a diff perspective and ideas and i think that it does just truly screw you up because once your finished with one persons stuff .. you think youve pretty much got everything down and you know how your going to do it and your ready to get out there but then you read someone elses material and it makes you rethink everything you learned previously and makes you feel unsure of your plans and it just keeps repeating each time you pick up someones elses stuff...or maybe thats just been my personal experience.
