I have been in this exact situation before.  It really came down to trust (or a roll of the dice lol)  I had a co wholesaler meet the owner of the home and the owner started asking all kinds of questions but the co wholesaler told the owner he has to go through me.  When you find a relationship like that, it makes for many good deals down the road. We have done a couple deals now.

I agree honesty upfront goes much farther.  I hate surprises especially at closing so I would rather lay it all upfront and if the deal doesn't go through, it doesn't go through.  You don't want to be known as being shady.

Not quite your scenario but I have had several "buyers" that give me criteria and when I find a match....nothing.  At that point, I just put them on a email list and they get whatever I have at the time.  I hate to do it that way but I don't want to waste time either.

I actually stumbled across her after she had already made the contract.  She was trying to sell it by herself and it wasn't selling so she got a realtor involved.  She thought she would increase her chances of selling it if she could do both.  She's a smart cookie.....

I have one going on now that the seller put in a clause with the realtor saying if she sells it on her own, their contract is void.  So I am dealing with a owner.  I haven't done one without that factor.  Hope this helps.
