@Anil Samuel has good advice.  Also, try to find some books about wholesaling and read them.  I am sure you can you tube some videos as well.  Absorb in the info and you will be able to see what is a common theme (practice) and what is one off advice.

I try to avoid a double close at all costs (no pun intended).  I have found a couple investor friendly title companies where they hold the funds from one transaction to pay for the other.  They will do this as long as the close happens the same day. 

Ex: buy close happens at 10am and those funds are put in an escrow, then the sell close happens at 2pm, and the funds come out of escrow to complete the close.  This way there are no double close fees but not all title companies will do this.

Thanks @Alvin Neal .  Al, you will have to message me how deals work with realtors involved.  I have yet to do one of those. 

I have buyers in the area so I personally will not be owning or renting.  I get some properties sent to me from other wholesalers and I don't want to just bounce everything off my buyers especially when I have had some of them say "no war zones".  Most of the time, they want rental properties.  Thanks for the Wayne Co tip!

Hello all,

I am working with a few wholesalers in the Detroit area and I need some help.  Can anyone give me some ideas of which areas are really bad and to stay away from?  I am not familiar with Detroit so any help is appreciated.

Hi @Andrew Balint 

I wouldn't disassociate myself until the deal is officially closed.  Even if one of the parties has a question, it looks good on you to be there to answer, especially to the buyer.
