Hello everyone,

I am buying a 3-family home and wondering if anyone out there could recommend a product that would allow you to manage multiple locks on the same system. In other words, it seems like most smart locks out there are sold individually and require their own additional hardware for each lock (hub or other device). Does anyone know of a smart lock device out there where I would be able to provide smart locks for my tenants and manage them on the same app/system with my own?

@Josh Fli hey Josh - I would recommend buying in a location that is convenient to you and that you are familiar with. If that applies to all 3 states, then I’d search in all 3 and take advantage of having a larger farm area! I think they’re all pretty “tenant-friendly” states so I don’t think you should expect a drastically different experience landlording in Upstate vs. VT vs. western MA. I am purchasing a rental in Albany - do you do HVAC work in Albany?

@Brandon B. I agree with everything @Nate Monson says here but would add that its usually tough to shop for residential properties based on a cap rate. The story in Albany is that outside investors are coming in and are looking at investments and willing to buy for a certain amount of cash flow per unit (say $100 or $200 per unit per month). Add to that the fact that these properties are traditionally valued based on comparable sales vs. income, and it makes it even tougher to shop for duplexes based on cap rate. If you venture into the world of 5+ units, the seller will be speaking the same language and you can negotiate based on the income and expenses vs. comps.
