@Jared Rohlfs glad to have you.

The market here is insane but deals can be found for sure.

I’m in Leesburg, and there’s a local meet up every other Thursday.

Happy deal-finding!

@Scott Lennon how do you find that list of disconnected power?

I’ve heard outstanding water bills is another list that could be in the realm of possibility but not sure how to find that

Delinquent taxes is another one

@Leo Watts your insights are so helpful.

Pure right, narrowing the search area is hard, but the riches are in the niches.

I’ll Return to this post and reach out once I start implementing.

@James Webber looking through delinquent taxes? I’ll try that.

I also heard searching through unpaid water bills is another, but I have no idea how I’d even start that.

Happy driving!

@Joaquin Camarasa interesting. This would be a cash flow play correct?

@Peter Siler that’s a good suggestion. I’ve seen his Instagram, and have come across him a few times.

Will check him out—thank YOU

I live in Loudoun County in Northern Virginia, I joined BP last year, I've listened to hours of the podcast, and have interacted in the forums.

Two key takeaways re: wholesaling are

  1. 1. Patience. Most sellers do not respond until 5-6 months of persistent activity
  2. 2. Marketing. Wholesaling is marketing. The more/longer you want to market, the more money you need to have.

How does one start? In the DMV, prices are through the roof, and there are also high-powered companies like express homebuyers, other big real estate teams that market 24/7...

It seems very daunting.

One idea I have is to seek an experienced wholesaler and apprentice with them, learn the business, and establish myself, then venture out.

What are your thoughts? What has worked for you? What hasn't worked for you?

Post: Looking to Apprentice with Experienced Wholesaler in Northern VA

I'm new to real estate (going into second year as agent), and am looking for an experienced wholesaler in Northern VA to apprentice with and learn the trade. (I'm in Loudoun County, would like to work with someone local, but I'm open to meeting others in Fairfax, Clark, even MD if it's not too far out)

My goal is to transition out of real estate sales into investing, and since I have steady employment now, I can “afford” this option for my growth phase.

Wholesaling, for what I’ve gathered, is profitable to the extent your marketing budget can be substantial.

What could I offer an experienced wholesaler? What are their biggest challenges that, if they could be resolved, would increase their productivity and profitability?
