Hey Nathan, you're right, most realtors wouldn't know those details re: rentals. Your suggestion to contact PMs in the area is a good one, I wouldn't have thought of that.

Luckily for me, our team is heavily invested in...investing in real estate, so I can be confident there. Thanks for your advice!

Good morning bigger pockets! New investor and agent here! I have a client who wants to buy a home in Dumfries, Northern Virginia. This is his first home, and he wants to also use it as an investment property. How do you research an area/ZIP Code answer the question, "this place is good for renting your property out?" Do you go on the MLS?

So as an investor, the spread is something you estimate in advance while looking at a deal to determine whether to take it or not?

I hear this term “Spread” on BP podcast episodes and can’t grasp the concept. Can someone explain the term and provide an example of what it looks like in real life?

In an early podcast ep Brandon talked about the importance of knowing what you’re talking about. TIA

@Amber Singleton it sounds like a downer but REI is a long game. Take time to have a plan for where you want to go so that when you get started you're just working your plan.

Plan your work, then work your plan. The sky is the limit!

@Shiloh Lundahl I agree in principle. There was a post yesterday where an investor described luck as Labor Under Correct Knowledge.

The best investment a new investor can make before buying properties is getting the correct knowledge in order to *actually* invest rather than putting money in wishful thinking.
