Hey Katy, I am a real estate investor in the Albany Ga. I do residential and I have learned a lot along the way. Albany is a unique area more then 50% of the houses in Albany,Ga are rental units so it is a landlords paradise in my mind. I am getting ready to refi my primary home so that I can get rid of PMI and do a 15 year instead of 30year mortgage. I am struggling with if I should just refi the reminding balance or being that I got a amazing deal on my home and have enough equity in the home to buy 2 rentals if I should do that instead? I know that commingling is a deadly sin when it comes to real estate and I feel like thats what I would be doing if I use money from my primary home to fund my business. Any opinions?

I am a firefighter and started a second full-time job with purpose of increasing income so that I can buy more property, reduce current toxic debt(any debt that doesn't pay for itself) and paying off the 3 rentals that I currently have so that I can take and borrow on them again to buy more rentals. Was wondering if this is the best route to go or would it be better to use extra money to give me and my wife's ira and 401k a big boost. I am only going to do this 2nd job for 3 years and I know the first year is going to consist of getting out of the toxic debt so that leaves 2 years of either paying off rentals or investing heavily into ira and 401k...

I had a guy that I have been using to fix my properties here and there offer to take care of all of them (which is 4 properties as of now but will be adding 2 more soon) if I let him live in one of them for free? I would still buy supplies but labor would be in exchange for him living in my rental which if i did it would be the least income producing one it rents for $500. Anybody every did this and how did it work out for you? If I don't receive rent from this property I will still be in the green across the board but barley. If one of the other properties became vacant then I would be in the red. I could easily find enough work for him to do to justify the lost of rent but is this smart?
