It might be worth taking a look at. If it is liveable with a light rehab (unlikely as that is) and the neighborhood isn't too terrible you could rent it out to someone with a not too terrible background it would be great. What neighborhood is it in?

I agree with Pierre. Neighborhoods are wacky in Philly.

I went to temple starting in 1994 and have since watched the area around the school go from very bad to somewhat promising. That being said it is very much block to block and I would recommend walking around to see where this house is. I've been interested in buying in this area as well but I've been hesitant because I know that I wouldn't live there myself. To put it bluntly it's a tough area to buy in if you don't know it well.

 You're not going to find a plumber that will start a job of that size without a deposit. Bill from Arrow will want 50% down to start too. Another question, how do you know you need it replaced? Get them to scope it first, could save you a fortune. Just the curb trap might be bad instead of digging from house to main. 

 Mike Ruth quoted me $2800 not including replacing the concrete. The first guy said $5000 so I figured that was a deal. How much did you pay for this job?

I was thinking 10% down would be sufficient but just from all the horror stories I've heard. Either way I will ask arrow if they can scope it. Is it worth it to have it all replaced just so I don't have to have them dig it up again in the future?

Does anyone know a good plumber in the Philadelphia area who's not going to gouge me? It looks like I need to have my drainage pipe replaced out to the street. I am rehabbing a row home in Port Richmond myself to rent it out. I did the rest of the plumbing myself but I think this project is beyond me.
