@Chris Eaker, what we do is calling each number on that report and tell those people who we try to locate and what we try to do. Usually, we find the right person to talk to. Sometimes after having played Sherlock Holmes for a while, but it's worth it.

John, I cannot guarantee the address, unless I go in person and knock on the door. lol. I can tell you however that I have less than 2% return rate from the post office (no receptacle, vacant, doesn't live at that address anymore, deceased...). And I charge upfront.

The two other offers were:
1. cash offer of $45,000
2. owner financing for $52,000 with $10,000 down and $600 for 70 month
BTW, meanwhile, we have sold the house with a wrap $120,000, with$12,000 down and $108,000 financed at 8% for 18 years.
