OPPORTUNITY!!! Great Condition! Very little renovation to do!
This property is located at 560 Philadelphia Church Road in Pageland, SC.
It is a 3 bedroom / 2 Baths house located in the country on over 1.15 acre of land, just feet from the NC state line.
This property has an after repaired value of $80,000 ~ $105,000 depending on your renovation quality.
It has a brand new roof and the the exterior has recently been painted
This is truly a paint and carpet type of deal. We estimate it will need between $5,000 ~ $15,000 of renovation depending on whether your exit strategy is rental or retail.
Rentals (Rent-o-meter) range between $800 ~ $900/mo.
That’s a 17 ~ 20% cap rate of return. Just try to get that at your bank these days.
Our price to you is $49,500. This is for cash buyers only!
The last deal went in 7 hours, so please go by the property and take a look!

Yes, I forgot to mention that your REIA may be able to offer a health care plan. Good reminder, thank you, @Harriet Baldwin.

Check out www.chministries.org It may not fit your needs, but it's worth to check it out. It qualifies for the ACA

Just wanted to share something with my fellow RE Investors professionals.
As we all know, the ACA is mandatory and very expensive if you are paying for it yourself. You can of course choose to pay the fine at the end of the year, but, in my humble opinion, paying to get nothing is kinda foolish... Call me stingy if you want to :)
Now, I came across (and signed up for) this plan that qualifies for the ACA: www.chministries.org. It has less features maybe than a full health insurance plan, but it's more affordable. You can always add on some concierge medical service or even http://cadrplus.com/.
It may not be for everyone, but I thought that some of you might like the info.
Happy New Year!

Attention Investors and Handymen!
We have a house for you!
This property is for cash buyers only!
This 3 bed / 1 ½ bath house is located at 103 Jones St. in Monroe, NC. The property is in sound shape on a cement slab foundation and good structure, but is in need of a complete rehab. I estimate it will require $20,000 of work to make it a good rental property. Rentals in the neighborhood go for $750 to $800 per month. This house will be a solid cash flow property to add to your portfolio.
The price of this house is $11,500 and will be conveyed by quit claim deed. If you are interested in talking to me, call 980-225-5332

@Han Oh, I understand your question totally. The DM budget goes up exponentially and you need to count for that additional expense. It can become daunting. However, here is something most people don't consider: a 60 days drip won't yield you a lot. You need to be in front of your prospects more than that. Typically, you need to reach them between 8 and 12 times before they will react. That means that you don't add new names all the time. Keep "pounding" on the 1000 names you have and be persistent. Eventually, that will bring more results than a few drips on more people.
