@Michael Barnhart

Same..right from the start. I invest long distance and that was my main reason. Just wanted to get others perspective and you obv make a great point.

@Michael Barnhart

How many units did you have under your belt before deciding to hire a PM?

@Soh Tanaka

That’s great advice. Just didn’t know if anyone had one they really liked that hit al the points needed. I’ve read about 10 real estate books but nothing on managment

@Michael Barnhart

You manage your properties? Have you had any experience with hiring a PM and then finding out that it’s not cost effective? My PM is good but I don’t own many properties so I feel like I’m losing a significant chunk of cash flow from fees alone not including maintenance calls.

@Diane G.

Are you not able to reject them and tell them that a more qualified tenant was chosen? Because if an application was submitted with two applicants only then they would be technically more qualified. Check with your state laws as well they may only accept so many tenants per room for a condo

Hello everyone,

What’s the best Property Management book that you felt like helped the most? If not a book, what source should I use? Also, anyone use to have a PM before deciding to manage yourself? Regrets? Thoughts?

Thank you,

@Arthur P.

Call your bank, ask them to give you and extension on your monthly payment, up to two months, by then, the market should have hopefully rebounded :/

@Jesse Smith keep his security deposit...and get house prepared for a new tenant. Does stink though that it’s during this time of the year. I don’t believe he’ll try to get his deposit back...if that’s the case then bring up everything he violated per lease agreement

@Kao Saeteurn I do have a home warranty and no one reached out to them. Another question I raised to my PM

@Andres Amado I will say at times I forget I own anything because my PM does take care if things...it’s a love hate relationship lol
