Hello everyone,

My PM charged me $290 for replacement of a cartridge on a tub faucet. Does $290 not sound like I was way over charged? I mean how expensive are parts and labor? Sometimes I think about trying to manage my own properties from long distance. Thoughts?

College isn’t going anywhere, you can always go back...now grant it it’s more difficult to go back years later but not impossible. I guess that’s also a point you can ponder. I have a Doctorates and I love what I do but sometimes I wonder what it would have been like to start RE 10 years earlier than just this past year. I am also paying back $100+ in student loans but it sure is “easier” to come up with a down payment or getting approved for a loan. Now I am married with a kid on the way and working 40 hours a week and still find time to learn RE. Anything is possible if you have the right mindset and dedication ...which at 19 you should have plenty of both.

That’s interesting and I did not know that. So if I live in a property for more than one year, I won’t refinance if I decide to buy another owner occupied. What’s that mean in the future if I do decide to refinance?

Thank you. Can I just use conventional instead of FHA to obtain the property?

Currently residing in Denver CO and saw a duplex that I really like. In CO, to buy said duplex using an FHA loan, how long do I have to live in this property before refinancing? Want to do this legally.

I think you raise great points. I learned soon after this post that these tenants were locked into a lease until April 2020. My agent was incorrect in saying m2m

@Nadir M. Correction to initial post. Tenant is actually locked into a lease until April 2020. Not sure where my agent got mtm. Not sure if this makes the situation more/less complicated.

This morning my real estate agent texted me and told me that they were in a locked lease until April 2020, not sure where he got mtm to start with. I guess this makes it easier for me. I can either buy the house at a lower price or just not go for the deal at all.
