Is this a 2BR?  Is $2100/month a realistic rent for the area.  You have to factor that in also.

Hi @Sean Mcmahon, I think Hillcrest is a good investment.  There are some areas in Hillcrest that have beautiful views of the city.  Hillcrest is not so far out that you will have a problem renting.  Pennsylvania Ave is a major route.  Regarding ceiling height, you must have 7 feet clearance.  Housing is so limited in DC, you can AirBnB, rent to students, nurses, or use a property management company to help you find a tenant.

If I have the property in a LLC, can I add myself (individual) as a joint owner. Can I do a quit claim if I have a mortgage on the property?

Congrats on your first deal. Do you think there was room for a BRRRR? That's not a small mortgage.

@Ozzy Sirimsi what service did you initially start using.  Do you have a standard lease?  How do they pay?

Cardinal Distributors for carpets.  Be careful about drywall and lumber.  if you get leftover materials make sure it was not exposed to water.  Sinks, toilets, lights, and faucets may vary based on if you are doing a high-end or builder grade.
