The utilities are going to be big especially if there were no utilities already in place.  Lots of permits and I think you to go before planning. 

@Joe Leahy that is a good location.  I say pull some cash off and get in a cheaper location and rent.  Consider using a service that will guarantee tenants and maintenance like Bungalow or Zeus.  You can also do a traveling nurse where you sign a lease longer than airBnB and shorter than a year.  That could be part of your retirement.  Amazon is going to have a huge impact to the area, all industries.  There is also another big project on the horizon.

@Travis Tannahill, how is his credit?  I am sure his credit is impaired with the lien.

@Danielle Odagbodo are you able to purchase the property outright and use credit for improvements.  There are lending sites where you can get funds up to 35K.  It may take longer.  Best of luck.

A new development was just announced for Hampton Park near Central Avenue.

@Stephen, if you are in DC there are other factors to consider if renting.  Remember DC is very tenant friendly.  That is not an exaggeration.
