Question: How are you planning to purchase this deal when you were approved for less than the purchase price?  

To answer your question regarding tenants in place. If they are long term tenants with great history of making payments on time and no major complaints than it's a plus.  However; if your goal is to house hack than you will have to decide on factors like finding out their lease agreement. For instance, yearly contract or  month to month.

@Jason, most is subjective. However, the objective parameters is the market analysis, the rent to price ratios in the area, and job growth.

@Jerell, an option would be to consider the equity from the home you are purchasing  as a downpayment for your multifamily. You posed  a great question. Hopefully, a more seasoned investor can respond to your question to provide you with greater options.

I suggest to read the free downloadable guide on how to invest in real estate from the bigger pockets platform. The type of investment strategy is dependent on personal preference. Discovering your "why" to investing in real estate is the first step. Biggerpockets has recommended books to read and that can assist you on your journey to become a real estate investor.

That is an awesome stategy. If you qualify for FHA yielding 3.5% down payment than you are in a good position. Conventional 20% down payment for an investment property.

@Booker, Hi! The bigger pockets platform has the blueprint regarding info and resources to get started. I suggest creating a game plan first . What is your why to become a real estate investor?  Secondly, navigating thru the bigger pockets platform by purchasing books, view webinars, listen to podcasts, and finding a realtor that has a history of working with real estate investors.
