Two questions:

Are the IRS tax benefits of purchasing RE in a self directed 401K/IRA equal, the same or not as good compared with investing in RE outside of them, the traditional way?

(You can answer this either way - Roth 401k/IRA or traditional tax deferred 401k/IRA compared to investing in RE outside of them.)

What's the purpose of RMD's for IRA's ( required minimum distributions)? To die with a balance of $0.

What's the purpose of owning RE when you die???

OK, three questions:

Why is it acceptable to plan on retiring in  a lower tax bracket????

@Peter R. Interesting thought. The VR manager in my area in St. Augustine, FL is head over heels for weekly summer rentals only and using VRBO. I don't have nearly as much experience with those 2 so I have to see how time plays that out. What you're saying then is VRBO users book the snow bird season using VRBO months in advance in Melbourne? Do you rent a SFH this way?

@Bill Griesmer Thanks for recounting your experience. I feel like I was there! So, I have to ask- what have you done differently since then, or, since it was only a month ago, what are you planning on doing differently?

@Jorge Magana I always thought Jensen Beach was more expensive but I never really looked into it. I'd rather be in an area where it's not dependent too heavily on snow bird season. That's why I like NE FL and the Orlando areas. Do you have SFH or condo's in Jensen Beach?

The bottom line is the deal, truthfully. Usually inherited tenants have a bad reputation but not if they have a good track record. I wouldn't use pm yet until my daughter graduates from ECU. This property wouldn't have to be for her until maybe next year so tenanted could work. Are you thinking of selling one of yours? Are you still buying in this area? I do appreciate your insight, being a native.

I'd like to hold it. I'm not sure Greenville is appreciating much so it will have to cash flow, after debt services. NC has high closing costs it seems but taxes aren't bad. I'd like have at least 1% of purchase price in rent. @Rob Jones

I bought and use the August wifi door lock key pad and also set it for guests, cleaners etc and see who enters and when. Love it so far. And we bought a Honeywell like @John Underwood suggested but bought the wrong one (I think it was a Honeywell 6000 series). It worked but only for a couple of days.  Being a new house with new HVAC, Carrier came out to check out why our air conditioning wasn't working. They told us we could mess up their warranty by installing it ourselves but if they do it, they'll "do it right and we'll still be covered". I bet if we ordered the right one, we'd have no issues. For now, we returned it and do not have control over it but we rely on our cleaner to adjust each time. The thought of an alarm system sounds like trouble. I'd add a camera. John also suggested on of those.

The townhouses and duplexes I've looked at in that area didn't work out because of the HOA costs but I know those costs vary. That leaves SFH. Does your inventory include any student rentals?
