Hi,

I'm interested in a granite source and a flooring installer and/or source. Deciding on vinyl glue down strips or floating floor That clicks in place.

When people say things like "the market sucks" it really means "the market is expensive to break into "because it's more about appreciation than short term cash flow. California (I surmise), North East, Denver and plenty other markets are like that. Don't rule them out but do look elsewhere. LTR is possible but you need to step up your network and plan on visiting from time to time. Knowing another language is awesome -  it opens doors. 

Yes, we've been in STR in St. Augustine (because we love visiting there) and it's been working out well. Go somewhere you like to go, look up rates, run the numbers, and decide.

Good idea. Electronic wifi keypad works well, that way you set codes and can track your cleaners and mgrs and guests too. We also use an video doorbell that alerts us when someone is near the front door (outside only). Also, we make it our business to go to our VR every 4-6 weeks ourselves to visit, check on our house, extra cleaning, and to meet with our cleaner. I also started a meetup in St Augustine where our VR is and was incredibly successful meeting, networking and building relationships with area hosts. I highly recommend that. We hold meetups whenever I'm in town and I plan the agenda.

@Jim Hiler you're asking the right questions. It's not likely going to have 50% occupancy but don't let that scare you. Run your numbers. You'll pay all the utilities too. The north shore overlooks the sound, the south shore is on the ocean, btw. As far as banks, less is more. Less information, that is.  If it's more than  a few hundred miles from your primary, they'll assume it's a second home. You can have several second homes.  Rental frequency might be better for a 1 or 2 bar house vs 4 bar on Long Island, unless it's a hamptons house, in which case you have many regulations to consider.
