What is your insight on 1) SFH neighborhoods without HOA's compared with 2) SFH with HOA's compared with 3) Condo/townhouses? I'm considering your area next month for a short term vacation rental purchase. I currently have a SFH in a terrific neighborhood without HOA's in NE FL and like the advantages of that.

In terms of demand from vacationer's, which property type is higher?

Where are the most successful EAST COAST locations for SFH vacation rentals? So far, this thread is mostly from areas other than the east coast. Acquisition costs: rental income taken into account.

I am seeking a SFH in Greenville, NC, preferably close to East Carolina University (ECU). I don't want to pay cash, I want to mortgage it. I'm looking for an off-market deal, maybe from a flipper who is ready to unload it but doesn't want to wait for it to sell on MLS.
