I put in a 15,000 gallon pool in one of my homes about two years ago and it was apprx. $50k.  I can link you up with some local pool builders that I would recommend and you can get some quotes. I'll IM you.

What do your numbers say?  7 years is a long time, you have to look at not only "the rates may/may lower" but you're also appreciating your home the whole time. Talk to @Raymond J. Rodrigues about some different options!

As the others stated, I would also take out a HELOC. Another route is using a DSCR loan to use the estimated property returns as income. @Tyler Solomon can explain what DSCR options are available for sure.

 Aurelie, my best advice is to speak with a real estate attorney to see what your options are.  They will tell you what you can and can't do legally!

Other other investment.

Purchase price: $65,000
Cash invested: $65,000

Land Buy with two home development going up 2023. Will build and sell.

What made you interested in investing in this type of deal?

I found a builder and a partner who I trust.

How did you find this deal and how did you negotiate it?

We got the land $10k under, convinced Lowes to give us a 20% discount on all materials if we buy through them. Spoke with a local bank for a construction loan, and will over double our money on this deal.

How did you finance this deal?

Local Bank with construction loan, bought land cash.

How did you add value to the deal?

Split lots, had Panama City annex land from country so we can hook up double sewer, building two homes on property.

What was the outcome?

Outcome will be a $350k-$400K deal

Lessons learned? Challenges?

@Zackarias Aitchison,

A great way to vet/find is through local FB groups (Panama City has "Panama City Jobs/Hire" page).  Agree with Brooklyn on making a interview list and finding backups.  Another great place is NextDoor.com.  

On my rentals, I have my dedicated go-tos (Handyman/AC/Carpenter/Drywall/etc)...and have them on speed dial/they have my cc on file. Cleaners will come and go and it's always best to have a backup or three for them.

@Syed Mehdi,  Florida markets are steady and we've been doing the tourist destination market for about 70 years...the Emerald Coast is tried and proven.  IM me and we can discuss, if you are open to that!

@Greg Scott- The Emerald Coast is still packed.  Panama City Beach has dumped a LOT of money into becoming a year-round tourist destination. I have clients here who mentioned they could not believe how busy it is.  I would absolutely look into the Emerald Coast Market, if you're open to it and looking to invest.  For PCB, you'll get the best bang for your buck under $800k.
