Hello,
Im working on a fix and flip in Tampa area and need a contractor to come out and assess the rehab costs then do the work. Looking specifically for a GC who understands construction loan financing and works with fix and flips. Needed asap.

Hi Guys,
Im looking for a local Realtor (Tampa Bay) who has some experience with investment properties, REOs, foreclosures, short sales, investor deals, dealing directly with the banks for buying investment properties, etc.
We're doing fix and flips in Tampa and would like to have a single "go to" Realtor we trust who understands what we do and how we do it to bring us deals and sell our flips over the long term.

Hi guys,
Im looking to do my first fix and flip. Its something I've wanted to do forever and the time is right. I have some cash to put down on the right house but am looking for a reliable hard money lender either in my area (Tampa, FL) or elsewhere if locality isn't going to matter much.
When doing fix and flips, do any of you guys ever go conventional mortgage and just close or do you always use short term loans and if so, what do I need to look for in a rehab as far as the numbers go?
Can anyone recommend a good lender they've used specifically for fix and flips where my location might not matter?
Also, if anyone can give me the summary version of the numbers as to LTV, financing the rehab cost, required purchase price and typical required downpayment percent the lenders look for I'd appreciate it.

It all goes well until there's a blow up and a lender makes a few calls to the state SEC etc. So as long as no complaints then you are ok... :)
I wasn't soliciting investors. I was soliciting people interested in my free newsletter subscription. ;-)

I just do custom margins in Microsoft Word. I set up the envelope as part of the mail merge and use 2 different docs for the envelope - 1 for the mail-to address and 1 for the return address then print them in 2 different passes. Yes, its a major pain to do and takes forever but you can get it done. I print every envelope with the return address first then do my mail merge and format the envelope with a custom size.

I recently purchased the HP OfficeJet Pro X551dw and this thing is a serious workhorse. I didn't get the all in one model but they offer it for a few dollars more. I just didn't need the extra features but this thing bangs out crisp documents like I've never seen from a small office/home office printer. I think it does 75 pages per minute if I recall. Its really fast. Might be worth looking in to. I've done my "yellow letters" on here from start to finish although the envelope feeder only holds about 8 thick invitation envelopes at a time. Very happy with it.
