@Sean Beyrouthy I too would suggest a local lender. @Tyler Gibson is a wonderful agent that works with out of state investors in the Orlando area and he’d be able to provide you with some recommendations for local lenders. Good luck with your search!

My insurance agent said so long as my tenants have HO-4 rental insurance that gives them liability insurance for dogs, that would suffice. Hope this helps!

@Alberto Nikodimov a lot of that growth can be attributed to Polk County which was the #1 County in FL for net new migration and #7 in all of the US!

@Monty Panm Lakeland is the largest and fastest growing city in Polk County and we have a strong rental market here. You can find newer homes within your price range that will give you a great return. If you are open to other markets, I’d consider Lakeland. Happy to provide you with more insight if needed.

@Tom Chen, as Allen suggested, an alternative may be to work with an agent/brokerage that can help you source a property and manage it while you are OOS. This way, you are often getting a better deal than from a turnkey provider, and with more options. If you’re considering Central Florida at all (like many others are right now), I’d be happy to chat about the different markets here and what you can expect to get here based on the points you mentioned. @Evan Dieffenbach agree with @Hai Loc - just be sure you are as accurate as you can be with your numbers, including setting aside reserves. With that being said, be sure to also keep some savings aside in a traditional account as you normally would should anything happen to your job. Your REI may pay for itself and for your student loan but you probably wouldn't want to invest all your savings should you happen to need it for your own expenses.
