@Josh Knellinger I typically look anywhere from St Pete & surrounding area to Orlando. Bradenton/Sarasota may be a little too south but fair game for a great deal.

@Ryan Saulle I'm not too familiar with the east coast of FL but for west coast I would definitely swap out Tampa for Clearwater. I love Tampa (for B&H or flips) but in terms of STR, you're better off in Clearwater. I'm not too familiar with Fort Myers but I'd probably swap that out with Kissimmee which I know does well for STR.

@Shulammite Ng good luck girl! I haven’t found any wholesalers here that provide good deals so I’ve started doing direct marketing myself. Anyway, majority of wholesalers in my experience focus on flip deals so unless you plan to do that remotely (which I wouldn’t recommend), wholesaling may not be the way to go.

@Andrew Rosenberg @Tyler Gibson is correct. In addition, Polk County (for which Lakeland is a part of) is actually #1 for net migration in Florida and #8 in all of the US with 17,000 new residents within the year. In the last decade, Polk county has also grown by 20% which is just insane!

@Yllan Lalic as a first time homeowner, you may be eligible for certain benefits including little to no down payment assuming you live in the property as your primary residence for at least 6 months. With that being said, purchasing a duplex, triplex or quad may be a good strategy to allow you to take advantage of your first time homeowner benefit while renting out the other units which would hopefully cover your cost of living (and maybe more!).

If you have the option to continue living at home, you can see if foregoing the first time homeowner benefits are worth it if you could instead collect more rent for the unit you wouldn’t be occupying (by more I mean that the potential rent of that one unit outweighs the benefit of first time homeowner benefits).

Personally, I prefer Multifamily homes over single family homes because it gives you a safety net in case a unit is vacant - at least you have the other unit(s) producing income. Whereas with a SFH, if the home is vacant, you have no money coming in.

Kudos to you for thinking about your future (especially in real estate) at such a young age! Best of luck!

@Brandon Pace personally I prefer MF for two reasons:

- it offers me more security. If one unit happens to be vacant for any period of time, I have other income coming in from other units. This is especially helpful if you purchase a property with value-add potential through renovation.

- having a bunch of units in one place helps if you collect rent monthly in person and/or wish to check in on your properties on a regular basis.
