Hi Kenneth,

A lender or mortgage broker will be able to assist you with this. They will be able to let for know if you would be eligible for a conventional loan or FHA. You can message me if you need a referral. I have a couple of lenders who I refer my clients to here in Cincinnati that have experience working with investors.

You can definitely use the equity in your current home to use toward your investment property. Unless, you are really looking to move sooner than later, otherwise just do cash-out refinancing and use the equity in your home and find an investment property that will provide you cash flow.

This time of year, the fall time is the second best time to sell. And like you said the market is slim which will give your property more attention because there is less competition and will give you more of an advantage. People are looking to be Downtown where everything is going on and close to work. (Especially since they have that nice new Krogers) But you can always test it out for a month or two on the market and if you don't see any action, pull it off and put it back on the market early spring.
