Greg Cadwallader that lists makes more sense to me. The others may be great markets, but they're super saturated. Then again, that's just from what I see. I think these markets are great on the outskirts, where the growth is trending outward. So for Orlando, Lake Mary and Sanford where you and I live. Im even seeing Sanford starting to grow West. Tampa and Miami is headed down to South West FL, although I'm not certain the appeal of Cape Coral. Estero, just North of Naples is popping. Growth there is trending North and East. Just some thoughts since I live in both markets.

@Joel Owens that's a good point and a key I left out. Looking more into a B / C tenant base.

Hey BP nation, 

I'm curious on what everyone uses to evaluate out of state markets.  

Job growth is a good indicator, and I believe FREIDA has a nice market data, but what does everyone else use to evaluate a market, besides the get in a plane and drive around option?

I know the Miami market is dripping over too and you're seeing a surge in S. American investors aren't you?

@William Stokes good to hear. How's the Naples market from your realtor perspective? It's rapidly growing but for multi's I can imagine the prices are high due to the demand. If you see any triplex's (or 10 units or under) that need a little TLC, let me know the area and we can chat.
