Welcome to BP @Red Peterson! I see you're also in Sycamore. 

It definitely varies by area. For most of the SFR deals I've analyzed locally, 1.5% is a good rule of thumb for a deal, but again, it depends on the neighborhood and type of property.

My partner and I recently purchased an auction property near the high school and will be getting about 1.5% and we're very happy with that. If you want to walk the property to see what we're doing with the rehab, just let me know!
