What I tell my clients when they ask if I need money up front (most all are smaller jobs).  I say I have 26 days on my credit card also... and if I don't have your job done and paid for in 26 days I probably don't deserve to get paid.  I have only been doing this business for 11 years and I love my job.  I don't mark up materials but I get paid to buy them for you.  I tell my clients that " I tell you ... I don't sell you..." I will tell them every option I can think of even if it means that I don't do the job.  I know in most cases that if people have the information they can make sensible decisions.  So, you might just try asking "how would you suggest fixing this?"  then "any other ideas?"  One person might say for a loose toilet on a crawl space to rip out the floor and subfloor and then put it all back together.  another idea might just  be to go into the crawl space and see if you can't put a few blocks in and re bolt the toilet.  I am sure you could see your way thru that one. :)  I have never heard of a client losing their half up front deposit to a person who doesn't take money up front.  Now, I have heard of clients losing their half up front deposits.  Also, start a new worker on smaller jobs ... let them prove their work to you.. if they do nice work and the rate seems reasonable then slowly up the size of the jobs. Hi Roy, I am thinking I will need to sit down with the  city and see.  But I am thinking this is a much better strategy to get the most per door when we sell.

So, I just spoke with Lakewood and they seem to think vertical duplexes could possibly work in the townhouse format where each duplex gets its own water and sewer and the lot is divided like a townhome.... this is just preliminary but looks promising.  Still, my hope is to be able to create a better exit by selling duplexes as opposed to a 4 plex or condo's ... when renting is no longer of interest.

depends on the land, check the zoning, see if they need storage then, bring in a phone line, then 5  @ 20 foot containers at a time and rent out as storage.  as they fill up buy 5 more.  you can get containers with doors on both ends then build a wall in the middle.

I could be wrong but I think a 1031 requires a 45-day window to sell and buy a new one.  @Dave Foster... Point about tight time lines... I also have a client that may benefit from a 1031 ... any one have some experience in this quick turn around

"M-R-U Mixed Use - Residential - Urban The M-R-U district is intended to allow for compact multifamily residential development with varying densities as well as office and retail uses generally along local and minor collector streets. The Urban context reflects a more pedestrianoriented environment that requires buildings to be located within a short distance of adjacent public streets. Parking shall be located behind or to the side of buildings."

I am not thinking the zoning should be a problem.... more curious about selling 2 vertical units together... I am thinking you are probably right.... "find an attorney".. I will talk to the city also.  thanks again.  N
