I've spoken with a few people that have taken his course (I think $5,000). There's not much there that you can't learn with free online resources. Section 8 isn't a magic bullet nor is it all that complex.


 Whats the kicker with his course?  I am curious how he finds the properties for 8-12k?  And are they ready for rent/section 8.  Even Pace Morby does this with his Pad Split stuff.  Says this pad split will get you $7k per month but isn't including mortgage, vacancies, minor cleanings etc.  When in reality its more like 2k.

 Agree.  Just would need a mentor.  But sounds too good to be true.  Section 8, STRs, or Padsplit.  Which is best?

That’s conferences most PML’s go to so be a good place to meet them.

Honestly private money is not hard to find if you have the credit and down payment amount.

The latter is the reason why most cannot get funds


 Where should I look?  Banks require 20% down.  What is an advantage of a PML.  I wish I could buy 2-3 more deals but have someone pay the 20% down I don't have.

Hi all, I have had two people reach out claiming they can get $500 cash flow per unit section 8.  Saying I should invest in 10-15 units.  Anyone experience with section 8?  I mean I could buy 10-12.  Just not sure if its too good to be true or worth it.  Rather get into STRs or Pad splits.

Hi all, what conferences do you recommend on real estate investing.  Which ones just try to sell you on a coaching program?  I mainly want an in depth conference that helps one find PMLs and deals.  One that helps you network and not sell you something.

Was recommended them from Pacy Morby's group.  Its $2k to start and was wondering if it is worth for them to build the Paydex and build up my business credit.  I hear good things just worry about throwing $2k at something like this without anyone that has done it before.

The reality is you may not be ready for real estate. Despite claims otherwise no money down deal are the rare exception. Any strategy that comes with no money down increases risk of failure. 

That said perhaps Brandon Turner's book on no or low money down investing will help. The key strategies are: partners, private lenders*, and owner financing, but there are many others. 

* when I say private lenders I mean true private lenders; people who lend to you becuas they know and trust you. I do not mean industry profesionals that have co-opted the name "Private Lender"
