@David M. Sorry for the confusion I am just getting opposing answers from other companies. What I want if possible is a Hard Money Lender is Florida that will lend on my first investment property which I will exercise the BRRRR method on where I can get financing that falls under let's say 70% ARV.
Example:
ARV of property- $100,000
Purchase- $50,000
Rehab-$20,000
Will they lend me $70,000 to complete the project, or will they expect skin in the game even though I didn't go over the 70% of the ARV? Thank you

Are there Hardmoney lenders that land solely based on the ARV? In other words 100% financing based on the property not the individual? Thank you

If I use a Heloc out of my primary residence and let’s say I get $100,000 of funds that I can use and I don’t actually close on a home until late summer if the market drops do I still access the the $100,000 or does it change? Thank you

Yeah we have tried a few places such as Suncoast Credit Union and Wells Fargo and they have told me co signer that she would have to live in the property, which I’m almost certain that does not need to be the case. So I was l wondering if there were any Lenders or Mortgage Brokers on here would be a better fit
