Bao Nguyen this is a great thread. I've been very interested in getting involved in flipping and feel as though I have the skills necessary to do a great job, but each aspect that needs to handled would get very time consuming. The type of organization that you're speaking of simply sounds like a well run flipping business, instead of a buy and hold. Obtain a couple people who monitor MLS, one main contractor, a marketer etc. It would cost money but it would run smoothly once in place. I'd love to talk strategy and ideas in the mid-Michigan area.

Right now I'm just digging for the right way to acquire my first property. I attended a default tax auction last week but most/all of he properties were in neighborhoods that would not warrant a flip. Houses sold for 5-18k and there were many that were passed up. I'm really interested I. Other options for finding low cost homes (25-35k) that can be improved for about 20 and then sold for 60k. Seems reasonable and I'm pretty sure their out their in my area, but I just need to find them.

Your journey in real east ate sounds perfect. Learning as you go and making small investments along the way. I would certainly at that you're reading to make the jump into something bigger. Congrats.
I agree with Roy. There are a variety of reasons for cracking to occur. At least a few of those look simply like surface paint and flaking. With an old house there will be settling for sure. I would take a look at the foundation for similar cracks in order to help determine the main issue. If parts of the foundation are cracking and settling, you obviously have a whole new set of issues.

Welcome. I'm in a very similar situation in that I am well skilled in most construction related areas and would love to dive in the property biz. I'm a 37 year old teacher and have Summer's off which is great for a second career. I've built 5 homes acting as the general contractor and completing much of the work myself. Right now I'm figuring out how to get start up capital to purchase my first property. Best of luck. I'd love to chat.

Im new to BP so I just want to shoot out my general first question that prompted me to dive into this site: I'm in the Lansing area and have strong desire to get into buying and flipping. I have extensive knowledge and skills in construction and remodeling. I'm looking for any advice with purchase of properties in the area as well as potential initial investment support.

I live just south of both of these communities in a smaller town named Mason. There is quite a bit new development in Lansing. It's really trying to revitalize some areas. REO town and Old town are both up and coming areas. Best of luck.

My wife and I have been involved in building and improving homes for the last 10 years.   We're both 37 and are looking to really get involved in flipping and/or improving homes for potential clients.    I would love some information on the best places to 

1. Find some additional capital /partners for first purchases. 

2. Have additional information on the best places to purchase low cost homes.
