@Doug McVinua Arizona does not fund it's schools. It consistently ranks at the bottom.

Love it. Unschooling. Home Schooling. Self directed education. Great. The World Wide Web is just getting started when it comes to this. The 12 year old comment comes from a place of concern for a focus on test score and "grades" instead of social emotional, soft skills, communication and community. I have no doubts about your metrics. I just don't think they matter that much.

As an educator and Real Estate dabbler I had to chime in. As is the case with much in the RE game it depends. For example, in Denver where I reside, school district doesn't really matter because there is a long history of school choice and "other options".

But even here it matters some. However, where I grew up in West Michigan there were not other options. Places with few other options it matters a ton. Check state and local laws. Arizona doesn't fund schools and supports privatization efforts ie doesn't matter as much. Maybe online has broadened some things but for a 12 year old kid to say that they will do all their schooling online and at home...come on. This is a HUGE issue in our country, politically, socially, economically. It's changed some 2 decades into the 21st. But not much.

Have you considered how you are structuring the investment? Taxes are always a consideration but you could have better asset protection on how you structure the deal. You could also lend yourself up to 50K, pay yourself interest on that loan and then lend on the project. Lather, Rinse, Repeat.

The folks saying there is no ROI on Windows haven't weathered upper midwest winters. New windows add value, both to future tenants and equity/ appraisal and heat costs. I remember my heat bills in Michigan being 500 bucks in a crap college rental. (luckily split 5 ways)

Go with a pro. Keep incentive in the equation by doing a draw schedule and detailed scope of work + no money up front. If you are worried about using up capital, why not finance it with the window guys. They'll give you a deal for the whole house. Do the whole house. Nothing uglier than mismatched windows and exterior trim. 

Windows like roofs, gutters, electrical and plumbing/ HVAC is a pro/ labor intensive job.

@Dan Farkas That was a very interesting time. It was like houses couldn't find a bottom in price.

I'm interested in investing in GR even if we don't move back. Can't convince the misses to move back to Michigan mostly only for the climate. But we shall see.

Do you do an email send out or anything for potential buyer clients?

@Dan Farkas That's incredible but I don't doubt your math. I have a mentor/ friend in GR with 15 rentals after scooping up property for 15-25k.

What are you doing in real estate?
