  Thank you so much for replying. No it was easy when they had the rehab estimator to run the numbers and put my offers without disturbing the GC's. But I just don't see it at the spot where it use to be. That's why I was asking.

Do Bp still offer Rehab cost estimator?I see that I have to put the value in myself. I thought that was an useful tool for me analyzing the properties. 

Good evening everyone. My name is Nathan. I just started  investing in real estate. I own couple rentals. I live in Jacksonville, Florida, trying to get connected with a CPA who is familiar with Florida taxes and familiar with real estate investing. I am currently working with one who is good bookkeeper in my point of view. Any recommendations is highly appreciated. I know for sure I leave so much on the table. I have never done a cost segregation study because my cpa has never done one.

Good afternoon everyone. I am looking for an affordable plumber to help me connect my property which is in septic to the main sewer line. 

I would follow along the line of what Mark said. Its a rougher area compared to some. But I do have some clients who buy and hold properties here for cash flow. As long as you know and consider the risk versus the reward and if it is something within your strategy its good.
