2 points does sound a lot. Get quote from 2 or more lenders so you can compare and choose.

I second David. I am a realtor in Jackosnville, Florida. Its been super hot here because of the affordability, weather, and job prospects. Since lot of them can work from home now. My clients are feeling why not be close to the beach.

I am trying understand how the BRRR Strategy works. Can someone explain it to me with number please. As an example. I looked at a house that is worth 220k and its on the market for 215k. I am planning to put an offer for 190k with a 5k work. I am getting private money for 12% and then refinancing it after 6 months to 4.25%. but with these numbers I am getting a negative cash flow and when I refinance I won't be able to take my 10% down that I put down. Isn't it suppose to be buy, rehab, rent and repeat? Am I doing something wrong here. Can someone educate me please.

@Gary Montgomery it all depends what your plans are with the investment. If you looking for holding it as a rental then there are some areas you will get better return than the other but they won't as great as a flip or capital gains. Do a good research before you invest. I am a realtor. If you want my opinion on certain property don't hesitate to pm me.
