       Are you really focused to invest in your specific area. I second @Ali Boone that the opportunities to rent out gets limited once property prices goes upwards of half millions. 

I also see your interest in Lowell and Lynn.  Certainly might work out. Basically,  how west and low can you go :),  lowers the cost +increases the risk.  Have you thought of an approach to stay within 495 loop and little bit around.

Part of learning the business is also identifying and location and getting to know the location you are going to do business in.   Wish you all the best.

Hello there, 

Since Dawn brought up the point of investing from IRA and managing can become an issue, I had discussed with a friend this following option. But have not done it yet.

I buy a home using my IRA in which my friend lives-in. My friend buys the house I live in using his IRA. What are the possibilities that this may cause an issue?

Thought has been lingering, but not implemented it. Would love to hear feedback from others.

@Chris K. : No, my pricing of the market is in fact averagely priced to properties in the area. There are other properties of same type asking more in the subdivision.

Post: Increasing renter pool by reducing rent?

Hello, 

      Have a property to rent out and in about 3 weeks, I have received about 20 enquiries and I have rejected all of them till now, mainly because of their income to rent ratio of 3:1 hasnt worked out or the credit score is not right ( even after benefit of doubt) etc. 

I am wondering if reducing monthly rent by $50, would increase the renter pool for me to choose a better tenant?  Has any of you experienced this situation and used this tactic? Appreciate your comments.

  Homedepot in the area had deal going on for cabinets. So picked them off the deal.

The paints are high gloss ( washable) for kitchen recommended. I do have the receipt the tells the brand. ( will share ) some time!

     I just looked into this post after long time. Sorry.

That depends on the state and accountants/attorneys should better help you. When I do business in CA, while being out of state, I have a DBA expense. That is what was recommended to me. With the DBA expense, I have an annual $ to it irrespective of how many properties I deal with.
