Knowing when to let go e.g. find a building that is reg-tagged, rather than just having electrical violation. too many or unknown issues.

The seller seem to be an unsophisticated seller, and I am hoping to bring UPS to the table and say, see UPS is interested.
Maybe I am the unsophisticated party?
The short term renewal meets the sellers needs so they seem not to bother with a longer term renewal.

I am buying a location leased by UPS & want to contact UPS to see is they want to extend the lease for a greater period of time. They have been extending the lease 1 year at a time, and I want to extend for 10+ that I can secure some financing, and the seller is unwilling to allow me to contact UPS. Thanks.

Will current zoning still allow a gas station or is there a "grandfathered" use opportunity. Is it a contaminated site that needs to be cleaned up.
