Hi, I've had a very similar situation with hubzu. The countered when the auction was over but they only came down a couple thousand. From my experience, they don't come down much initially. However if no one is meeting the reserve amount, they will eventually keep lowering the price to get it sold. I actually bought a house recently through hubzu the started st 190k. After 3 attempts to sell and know one willing to pay, I was able to buy it at 152k in a months time. So sometimes you need patience with hubzu. All the best Corey
Hi bp community. Whenever I use white cabinets, I go with a level 2 river white granite with a white glass or ceramic subway tile. I also use the lowes Allen Roth shimmering lights mosaic wall tile as an accent piece in the middle. It picks up all the colors in the river white granite. My personal opinion is that it will look really nice if you used a light shade of gray paint on the walls to bring it all together. All the best Corey

Hi, I think it will be great to paint it. I just did it in a house I renovated. It was a 600k neighborhood. The buyers loved it. I used Ben Moore dunmore cream with white semi gloss trim. I also lightly sanded the walls first and used a killz primer. Good luck Corey

Hi Pennie, This is something I use that has worked. If you have access to the mls or have a friend that has access, you can search for all of the cash sales in that neighborhood or surrounding neighborhood. Where I'm from in New Jersey, there's contact information for the realtor who handled the buyers side. You can contact those realtors and introduce yourself and let them know what it is that you do. Let them know you noticed that they handled an all cash purchase for (property address). Let them know that you have a property or come across properties in these areas and would like to know if they have cash buyers who are looking for investment properties or fixer uppers. If they're willing to work with you, you may have to give them a finders fee (that you both will agree on) but at least this is another stream of cash buyers coming your way. So try it out. Great questions. Actually what I did was created my own handwritten yellow letter on white lined paper and I used red ink ( this is my master copy). I then take yellow printer paper and mad produce it. It comes out looking exactly like a yellow letter, on one side at least. Lol. Listsource provides you with all of the names that you would mail to. I currently use them for my absentee mailings. Meaning people who own a home but currently lives somewhere else. There's tutorials on YouTube on how to navigate and use listsource. This will help you with creating your criteria. I don't drive around looking for vacant homes. I use findmotivatedsellersnow.com for that. They've done the legwork for you. They provide you with a list. You can also find a tutorial on YouTube for this. So basically I use my self made yellow letter and mail to the list they provide me. I pay $97 per month for findmotivatedsellersnow.com. They also provide you with a letter you can use for your mailing. That's included in the price. Usleadlist.com also gives you a letter you can use. Which is a great letter.

Hi Sharad, I currently use listsource.com as one of my mailing list. If you go that route try to negotiate the price per lead. I found out after I went under contract with them that I can actually do that. I'm paying 12 cents per lead. I heard some say they're getting as low as 9 cents. Another list I'm starting to get some success off of is findmotivatedsellersnow.com. This is a website that caters to vacant properties. I just got a contract from there and another strong lead yesterday. Currently I'm printing out my own yellow letters. I made one Master copy and just mass produce it through my printer. You can also try usleadlist.com. I get a great response rate from that one. That's an inheritance list that comes out quarterly. You can look them up and ask to speak with lance or terry. I did get a contract from a motivated seller with that list as well. From my understanding, they can do your letters for you as well for an additional cost. Hope this helps. All the best Corey
