At most I would give them a gift certificate to go out to dinner on me..... thats it. Its a necessary repair...inconvenient but necessary.
3 days to do a shower that has water damage in not excessive at all...dont be shocked if its more once them demo and find more damage

Lawyer, have the air and unit inspected and IMMEDIATELY offer to let the tenant out of the lease with no penalty.... if its unsafe, then you are welcome to let them out to insure their safety.
Its BS.... 99% sure the doctor ploy is BS and none of the medical records will support his claim

Stop trying to talk yourself into accepting a tenant.... if you have to do that, its the wrong tenant.
When screening your job is to decide why you should declined them...... and this guys has LOTS of those.

I agree with Nathan..... there should be a compromise to make both happy.
But legally the camera is pointing towards his vehicle, in his parking assigned space and if its also viewing a common public area, there is no invasion of privacy... its a common shared access area. I doubt it would hold up legally.
The cameras on the front of my house cover my driveway and you can see the front of several of my neighbors houses and front doors and driveways in the background. No one cares....I can stand in my driveway and see all the same stuff.

If supplying a washer/dryer is pretty standard in your area (seems like it is in many TX markets, but not mine in CA) then I would add it, but make sure the rent reflects it.
No furnishings supplied unless its a STR

So the camera is facing the tenants assigned parking space and it happens to get the other tenant unit in it as the same time? So he wants a camera on his car for safety reasons and it just happens to get the other unit in the picture.... I assume a common area, front porch etc, i.e no a private area like back yard .... then I dont see that as an issue

If the entire lawn is completely dead and gone, it was likely more that the dog.... what was the watering plan? Sprinklers? Auto or manual on /off?
I would hire a pro and return to original condition on rental and bill the deposit. 99% of tenants will do the bare minimum and it will be crap.

Hell no.... they can draw up a contract between each other about their "deal".
I rent the unit as a whole.... not per person.

If there is an alleged discrepancy on a background check or credit report, thats not MY problem and I'm not wasting my time to research if its truly incorrect or not. That on the applicant to do that...
I go by the reports I have in hand.... if the applicant wants to dispute the accuracy of the report they can take it up with that reporting agency. Not my monkey, not my circus
PASS and move on to the next applicant
