Please tell me you are frickin kidding....
This is the stupidest thing I have read on the internet today.
Tenants have the right to have their owner political views that differ from yours. I dont discriminate or tell my tenants how to live their lives or what political ideology that can/can't follow.
I want tenants that pay on time and take good care of the property...... other than that I could not care less what their political views are
Unless those displays are damaging your property in some way/shape/form, leave them alone
Go ahead and put it in your lease...... tell your tenants what the can/cant believe politically.... see how that goes.... hope you have a good attorney

If its local to me, I'll hire one of my kids friends to live there for awhile.... give them some food $$ and have them crash in the unit rent free for a few weeks. Lights on, car in driveway, TV on etc.

You follow the lease and the law based on non-payment and start eviction if they do not comply.

@Bruce Woodruff....oh I agree... no doubt. But adding a reasonable in ground pool is gonna be 40K + at minimum and likely a LOT MORE. I cant see wanting to add a pool based solely on STR profit. It may add to the property value and future resale value but from what Ive read, overall pool cost doesn't recoup on resale....
So whats does a pickle ball court cost to put in vs a pool? HUGE difference...... and how much more $$ will each generate to offset that cost?

You have her until the lease is up..... you can not legally terminate early for what you are complaining about. You can offer to let her leave with no penalty.... but you cant force her to leave over this issue.
In the meantime.... DO YOUR FRICKIN JOB...... get the AC fixed properly or replace it. If the delay is out of your hands (ie. waiting on parts), then provide multiple portable or window units to provide adequate AC as close to what a central unit would do..... THATS THE JOB. If you don't like the job, quit the job and do something else. Sometimes you have to spend $$.... get over it or get out of the LL business.
Tenants can be a nightmare..... this tenant sounds like she is over the top emotionally but the issue is real... her response may be inappropriate, rude and nasty.... but the issue is real.

Pickleball in Las Vegas..... sound miserable,,,, what time do you play at??? 5 to 5:30 AM or 1 AM ?? :) Cant image how small the window is to play an outdoor sport on a court in LV....
Pool for sure... but probably way more $$ depending on what you area actually adding...above ground I assume...

No way I would refinance off at 3.5% loan...... not going to get anywhere close to that... do a HELOC or another LOC.

Being a LL is not for everyone and thats ok....if the juice aint worth the squeeze to you, then sell them and move on to something that is
For the "my Vangard is making 30% a year" comment.... you realize that isnt normal and wont last forever, right? They say the stock market AVERAGES 10% for a reason... a crash and burn eventually shows up and your "this is easy peezy" becomes a panic as your portfolio crashes. So dont think that is stress free either. Just like being a LL, when all is going great its pretty stress free
Syndications..... ask some of the guys on the posts about their syndications halting payout and making capital calls or ghosting the LP's..... NOT stress free either.
I dont think any investment is going to be stress free... its just a matter of how, why and how long. It sup to YOU how much and what type of stress you want to deal with
