@Brandon Roof A checking account for the property, sit down with a knowledgable Realestate CPA and Attorney, interview at least 3 realestate agents that work with investors, look at a lot of houses, join a local REIA and study local LL laws is about all you need to do right now. Buy local. There are dozens of tenant screening companies. Don't over think it. It doesn't take a rocket scientist to be a LL.

Many of us do this because nobody in their right mind will give us a job.

@NA Granola If she is buying a house she probably has decent credit and will not want to mess it up.  An eviction will get her attention.

I'd start an eviction tomorrow morning and don't let her off the hook.  Don't use the security deposit for the rent.  I would not have any conversations with her in the future.   She can tell it to the Judge.

@Ellie Blanchard The $200K is a teaser.  Auction.com will have a reserve that is much higher.  If you can work out the financing issue you need to get a guesstimate of what the lender's owed so you can ball park the minimum price. 

There are some bargains but don't expect to steal a property.   

Green board sheetrock is what I'd do. Based on the ARV I'd tile, surround enclosure or one piece tub shower if possible. I've painted bead-board below the chair rail
