Finding  a licensed electrician that will do the replacement and without having to bring the entire house up to code might be difficult.

I would not let me from getting a good property.  I would ask the owner if he knows about it and what he has done to mitigate the issue. 

@Ron Alexander I don't think anyone here can say anything that will make you sleep better.  You are worrying about things that are most likely not to happen and haven't happened to the majority of landlords.

There are plenty of good tenants looking for houses and willing to pay fair rent.  I never let the tenant tell me what my property is worth.  Advertise the house and let the prospects look for another property.

@Logan Miller  I assume you've talked with them.  Do they have a definite move out date?  Have you explained that it would be better that they move out on their own instead of having an eviction on their record? Now you know why it's better to close when empty.

For less than a gallon of paint per room and a couple of hours labor I think I'd freshen up the house.  "Good" long term tenants are a valuable asset and this isn't an unreasonable request.

@Halle Hughes I'm one of those "old folks" that's tired of steps and looking forward to a master on the main.  My senior friends are in the same boat.  I think it's a great business model.

On top of normal credit screening, I usually only rent to tenants where I feel I could collect a judgment if needed to.  The few times I've had a problem I've been successful.

@Allende Hernandez Lake Nottley is a beautiful lake.  I doubt they would be selling a lot that size for such a low price if it could be sub-divided.  The home kit is just the framing and you would need to find a builder as well as putting in utilities.  Figure at least $200 a sq. foot for a completed home.  A good GC in that area will be hard to find as all the good ones are busy and if you are out of state it probably won't be a good experience.
