I have a one page addendum that serves as a lease extension with a small monthly increase.  Just had a Judge ok the extension on a small claims case.

If you want a Hummer have him take it to Carmax and get it appraised.  That would be the max I would allow.

I'd set aside any taxes you will have to pay and then keep flipping.

She will be a PIA tenant if you let her stay.  Send her a notice to vacate and find a good tenant. She shows no respect for your ownership of the property she is occupying and it will not get better.

@Jeffrey masessa College isn't for everyone but I'd recommend you at least learn a trade.

I charge 2 months rent and the house needs to be in move in condition.  The tenant(s) need to give me written notice 30 days in advance.  Just received a judgment under these terms and no issue from the Judge except he asked how long it took to re-rent the house,  45 days.
