I charge 2 months rent and the house needs to be in move in condition. The tenant(s) need to give me written notice 30 days in advance. Just received a judgment under these terms and no issue from the Judge except he asked how long it took to re-rent the house 1 1/2 months.

In addition to more move out $, free rent for August I would have them hand you your security deposit along with a good reference letter when you turn in the keys. Don't cave in.

@David Adams If you have no money, how do you plan to pay for a replacement water heater, hvac or any other repairs not to mention mortgage payments when the tenant is late or doesn't pay at all?
