I love the applicants that say they don't smoke or have pets and then find a picture of them on FB in bed with their dog while smoking a cigar.

Install a large camera. Maybe even a fake or non-working one if you want. Make sure it's visable. See if it slows down the activity.

You're over thinking the arrangement. You provide a nice home for market rates, take good care of the property and the tenant pays the rent. They will move whenever it's to their advantage and you find another good tenant. Long term tenants are great but landlords usually fall asleep at the wheel by not keeping up with market rates for long term tenants. Turnover isn't always a bad thing. Escrow for it and don't worry about it.

So, they did not pay their Jan rent and you are allowing them to apply the security deposit to the rent? No way.... You should issue a pay or quit today and explain to them in writing that you will follow up with an eviction unless they abide by the lease. You are allowing the tenant to control the property and it will be costly, for you unless you do something today.

I left in 79. I've been here 40 years but still consider Richmond my home. Grew up in Southside and lived Forest Hills when you could buy a duplex for under $30K. I was a repo guy in the early 70's and never went in the Churchill area after dark and always carried in the daytime. You are right, a lot of changes. I don't invest in downtown Atlanta. My investments are in Cobb, Bartow and Cherokee counties.

I would not low your standards. My current wife lowered her standards 36 years ago and regrets it every day. lol. I agree that better photos will help. Also maybe offer one months free rent with a 12 month lease. I don't think the school is an issue. There are plenty of renters that don't have kids. Good luck.
