Stop texting and calling them. They know that you are owed the money. Post a pay or quit and if you need to or can hire a processes server to serve the eviction. If they call you remind them that the eviction will be on their records for a long time. Follow through with the eviction ASAP because they will be a problem tenant was long as you allow them to stay.
One of the C's of lending and land lording is Character and they have shown their true character.
Also, why in the world would you ever pick up the rent ion person?

There is a very reasonable priced window manufacturing company in Atlanta that will make custom windows as well as double hung and sliders. The savings might be worth the drive. PM me if you want their number.

If they are standard double hung windows, I'd look at Lowes. Windows are an easy DIY, are less than $200 each and at that price will help with resell.

@Alex Merkel. I would suggest you find a local trade school and learn a real estate related trade. You can apprentice while learning. Any trade will give you a good understand of construction plus you can barter your skills with other trades. Dealing with crappy, crooked contractors are a major problem with real estate investing. Realestate investing is a marathon, not a sprint.
Buy an older car and invest as much cash as you can into appreciating assets.

They will last 15 or so years. A block retainer or concrete decorative block will cost a little more but will last forever and look a lot better. I have a small wall built with those that I will be tearing out next week because it starting to fail.
